If you're planning to sell your home, I’d love the chance to earn your trust. Over the years, I’ve noticed a couple of big mistakes that cost sellers time, money, and peace of mind. Here’s what I do differently—and why it matters.

🏠 Mistake #1: Pricing the Home Without Confirming the Square Feet
Many sellers/realtors rely on tax records for square footage. But those numbers are often off—sometimes by a lot. Imagine thinking your home was 1,650 sq ft, only to find out that it was actually 1,705 sq ft. At $300 per square foot, that’s money left on the table, I DON'T DO THAT!

My fix: Hire a licensed appraiser to professionally measure and appraise your home before we list it. This way, we know exactly what you’re working with—and can back up the list price with an appraisal, which I make available to buyer's agents. This is also useful during open houses, buyers love to see this kind of data, wouldn't you?  

🔧 Mistake #2: Listing a Home That’s Not "Sell-Ready"
Every weekend at my open houses, I hear the same thing from buyers: “We’ve already walked away from two deals because of inspection issues.” The truth is, too many homes fall out of contract after inspection because major systems weren’t checked ahead of time.

My fix: I include a 4-point inspection (roof, HVAC, plumbing, and electrical) upfront, so we can address any issues before buyers ever walk through the door. It's a lot cheaper to get things fixed before listing. Also sends strong signals to the buyer that you're serious about selling! 

💬 Bottom line:
Right now, buyers in Pinellas County have more options and higher expectations. If you want to stand out, your home needs to be priced right and ready to go.
