🌳 Living in Devonshire: Choose the Backyard Setting First

Devonshire gives buyers a reason to look beyond the front elevation. A pond behind the pool, trees beyond the lanai, or a home positioned on a cul-de-sac can each create a different experience.

Those differences matter when you expect to spend time outdoors. The outlook from your kitchen, primary bedroom, and covered seating area may influence how much you enjoy the property long after the move.

Inside, established four-bedroom homes provide room for visiting relatives, a home office, and separate gathering spaces. Outside, Lansbrook’s parks and trails add activities beyond your own yard.

Devonshire is worth exploring when you want a pool home with a setting that feels personal, while remaining connected to the broader Lansbrook community.

📍 Where Is Devonshire in Lansbrook?

Devonshire is within Lansbrook, west of East Lake Road, in Palm Harbor’s 34685 ZIP code. Streets to recognize include Devonshire Boulevard, Wrentham Place, and Brightside Lane.

Lansbrook Parkway connects the community with the East Lake corridor. From there, residents can travel toward local shopping, golf, healthcare, and regional routes through Oldsmar and Tampa.

During a neighborhood visit, include the route to Commons Park and the community entrance. A house’s position within Devonshire can affect both everyday convenience and the character of its surroundings.

🏡 Devonshire Homes: Four Bedrooms Without Excess Space

Devonshire includes early-1990s homes with four bedrooms, three bathrooms, and living areas around 2,300–2,800 square feet. Other layouts and sizes exist, so these figures provide a starting point rather than a neighborhood-wide limit.

Single-story options, split-bedroom arrangements, private pools, and three-car garages make the neighborhood relevant to buyers who want useful space without automatically choosing a much larger estate.

Bedroom Separation & Guest Privacy

A well-arranged four-bedroom home can accommodate different routines comfortably. Two bedrooms may share one part of the house, while another bedroom near a full bathroom provides a more private guest arrangement.

Compare the location of the primary suite, office space, and guest rooms. A bedroom beside the main gathering area serves a different purpose from one tucked toward the rear of the home.

Pool-bath access can also be useful when entertaining, allowing people to move between the lanai and bathroom without crossing the main living areas.

Renovated Homes & Established Character

Higher ceilings, fireplaces, separate living and dining areas, and kitchens connected to family rooms appear among Devonshire’s homes.

Renovations can change how these layouts function. An opened kitchen, updated bathrooms, or improved connection to the lanai may make an established home feel substantially different from its original design.

Look beyond the finishes to understand the work completed. Permits, roof history, HVAC age, window protection, and pool improvements help establish the remaining ownership budget.

Three-Car Garage Options

Three-car garages provide practical space for vehicles, bicycles, tools, and recreation equipment.

Check the dimensions against what you own. Cabinets, workbenches, mechanical equipment, and larger vehicles can reduce the space available for storage.

If you plan to keep a boat or trailer at home, review the applicable restrictions before treating driveway or side-yard space as a storage solution.

🌿 Pond Views, Wooded Lots & Outdoor Privacy

Devonshire’s individual lot settings deserve their own comparison. Select homes have pond views, while others offer wooded or conservation surroundings.

A pond outlook can provide open scenery beyond the pool. A wooded setting may offer a more enclosed, shaded atmosphere. Neither description alone tells you how private the home feels.

Setting or featureWhat to examine
Pond viewOutlook from the house and lanai, shoreline responsibilities, drainage, and neighboring homes
Wooded surroundingsOwnership of the land behind the property, recorded protections, and maintenance boundaries
Cul-de-sac locationDriveway arrangement, nearby activity, and the shape of the usable yard
Screened poolSurface, equipment, enclosure, deck condition, and covered seating
Outdoor kitchenCondition, utilities, ventilation, and documentation for improvements
Larger lotEasements, setbacks, drainage, and space remaining beyond the house and pool

A conservation description does not automatically mean the property backs directly onto Brooker Creek Preserve. The actual parcel boundary and protected land should be checked before making that claim.

Likewise, pond frontage should not be confused with navigable access to Lake Tarpon.

💰 Understanding Devonshire Home Prices

Condition can create a substantial price difference between Devonshire homes with similar bedroom counts and living areas.

A property needing significant work and a renovated pool home are different purchases. Updated homes can reach the $800,000s, around $900,000, or higher, while renovation opportunities may appear at considerably lower prices.

For a home needing work, compare the purchase price with the cost and feasibility of the improvements you want. For a finished property, examine the quality of the renovation and what remains original.

The backyard setting adds another layer. Pond views, wooded surroundings, outdoor privacy, and a well-designed lanai can influence buyer interest alongside interior updates.

The live listings above show current availability. A property-specific review should account for condition, renovation history, lot setting, and relevant closed sales rather than relying on one neighborhood average.

🏀 Commons Park & Walking Within Lansbrook

Lansbrook Commons Park is an important recreation destination to consider when touring Devonshire. Some properties have particularly convenient proximity, but the actual walking route should be checked from each home.

The park offers playing fields, volleyball, pickleball, playground facilities, and basketball opportunities documented by the association.

Lansbrook also maintains walking and running trails throughout the community. Review the master association’s amenity information for the broader facilities.

Walk the connection you expect to use regularly. Crossings, shade, distance, and your starting street help determine whether the park becomes part of an ordinary afternoon or a separate outing.

🚤 Lake Tarpon Access & Waterfront Recreation

Devonshire residents can enjoy Lansbrook’s shared Lake Tarpon facilities while choosing their home around its layout, pool, and backyard setting.

Lansbrook Lakefront Park is a gated waterfront park with boat-launch facilities, docks, walking trails, a playground, and a pavilion.

Shared access does not establish a private dock, direct lake frontage, or an assigned slip at an individual Devonshire property. The published Lakefront Park rules provide for day-use docking rather than overnight boat storage. Confirm current access-card arrangements and charges with management.

Dining by Boat on Lake Tarpon

Tarpon Turtle Waterfront Grill offers boat-accessible docks, waterfront dining, and live entertainment.

It gives a lake outing a destination: meet friends for lunch, stop for dinner, or plan around the entertainment schedule. Check docking availability and current arrangements before heading over.

🌲 Nearby Nature & Wildlife

The East Lake corridor’s natural areas are part of its appeal. Deer, wild turkey, and other wildlife may be encountered in the broader area, although sightings vary.

Within Devonshire, the relationship between the house and surrounding land matters more than a general neighborhood description. Identify what lies behind a prospective property and which areas are protected.

Brooker Creek Preserve

Brooker Creek Preserve provides a nearby destination for nature walks and environmental education through its public entrance on Keystone Road.

The preserve’s public-use area is separate from Lansbrook’s internal trails. A wooded backyard does not automatically provide public trail access.

John Chesnut Sr. Park

John Chesnut Sr. Park, at 2200 East Lake Road, adds another Lake Tarpon destination.

Its nature trails, boardwalks, picnic facilities, playgrounds, dog park, and public boat ramp offer several ways to spend time outdoors. These county facilities are separate from Lansbrook’s resident amenities.

⛳ Golf, Fitness & Everyday Errands

Lansbrook Golf Club offers nearby golf with public tee times and membership options. Playing privileges and fees are arranged separately from residential ownership.

The Greater Palm Harbor YMCA, at 4550 Village Center Drive, provides another local option for exercise and recreation.

For groceries and pharmacy services, Publix at Brooker Creek is at 36301 East Lake Road. Try the route while visiting Devonshire to see how it fits with your other regular stops.

Mease Countryside Hospital, on McMullen Booth Road, is a regional healthcare resource. Buyers relocating to the area should also consider the locations of their regular physicians and specialists.

🍽️ Dining & Coastal Outings

Devonshire lets you keep your everyday routine centered around Lansbrook while choosing nearby destinations when you want a change of scenery.

Downtown Palm Harbor offers restaurants and a village setting. Tarpon Springs adds Greek dining and the Sponge Docks, while Safety Harbor provides another Main Street and waterfront outing.

Explore Palm Harbor restaurants and dining destinations for ideas near your home search.

For Gulf beaches, the Dunedin Causeway leads toward Honeymoon Island State Park. These are separate outings from Devonshire, complementing the parks, pool, and lake recreation closer to home.

✈️ Airport Access, Commuting & Weekend Outings

East Lake Road connects Devonshire with the surrounding area and continues south toward McMullen Booth Road. Tampa Road provides another route through Oldsmar toward Tampa.

The following are broad driving-time estimates for planning, not measured routes from an individual home. Traffic, starting street, chosen route, and destination entrance can change the trip.

🏫 Devonshire Schools & Application Programs

School information should distinguish the assigned neighborhood school from a program that requires an application.

School levelSchool or program to research
ElementaryCypress Woods Elementary School
Middle school application optionEast Lake Middle School Academy of Engineering
HighEast Lake High School

East Lake Middle’s Academy of Engineering is listed among Pinellas County Schools’ district application programs. Purchasing a Devonshire home does not guarantee admission. Review eligibility, application requirements, and available seats directly with the district.

Use the Pinellas County Schools School Zone Locator to confirm the assigned elementary, middle, and high schools for the exact property. Review application options separately.

📋 HOA Responsibilities, Insurance & Ownership Costs

Devonshire has neighborhood association obligations within the broader Lansbrook community. Obtain current information for both when comparing the cost of ownership.

Confirm the assessments, what they include, and any separate access-card or reservation charges. Review requirements affecting exterior changes, fences, pets, parking, boat or trailer storage, and leasing.

For a pond or wooded setting, clarify the boundary between your property and land maintained by an association or another owner. Establish any shoreline, drainage, or vegetation responsibilities before planning changes.

Review the home’s flood zone, evacuation zone, drainage, available elevation information, disclosures, and insurance quotes. A pond view or conservation description does not establish one flood classification for the entire neighborhood.

My Pinellas County flood zone information explains the broader considerations.

For taxes, use a purchase-based estimate rather than assuming the current owner’s bill will carry over. Review Pinellas County property taxes and the Property Appraiser’s resources when preparing your budget.
