Waldorf Astoria vs. 400 Central vs. Art House: What’s the Difference?
Todd Howard, Realtor® | Charles Rutenberg Realty
Downtown St. Petersburg’s luxury skyline now offers three very different choices. Waldorf Astoria Residences emphasizes branded five-star service and exclusivity, 400 Central puts buyers directly in the heart of Central Avenue, and Art House combines contemporary design with resort-style amenities. The better choice comes down to what matters most to you — location, service, amenities, views, pricing, or the overall lifestyle.
Quick Answer
Which is better: Waldorf Astoria, 400 Central, or Art House in St. Petersburg?
There isn’t one best choice. Waldorf Astoria is the strongest fit for buyers prioritizing five-star branded service and exclusivity. 400 Central stands out for its Central Avenue location and urban lifestyle, while Art House appeals to buyers drawn to contemporary design and resort-style amenities. The right choice ultimately depends on pricing, views, residence size, amenities, location, and lifestyle.
Waldorf Astoria Residences St. Petersburg

Address: 150 2nd Avenue South | Developer: Property Markets Group (PMG) + Feldman Equities | Brand: Hilton (Waldorf Astoria)
Waldorf Astoria Residences St. Petersburg is moving closer to construction at 150 2nd Avenue South in Downtown St. Petersburg. A demolition permit has now been filed to remove the existing six-story City Center parking garage that occupies the future tower site, while the adjacent office tower is expected to remain. Developers have indicated they expect to break ground by the end of 2026.
The planned 50-story tower will include 163 luxury residences overlooking Tampa Bay and the downtown skyline. Plans include a 20,000-square-foot resort-style pool deck with two infinity pools, a wellness center, private dining and lounge spaces, concierge services, and Waldorf Astoria's Peacock Alley-inspired Sky Lounge.
The project has already surpassed $200 million in sales, and remaining residences were recently reported as starting around $2.9 million. A two-story penthouse also went under contract for $27 million, setting a Tampa Bay condominium sales record. If the current development schedule holds, completion is expected around 2030.
