As of October 2025, the median listing price in Pinellas County is approximately $429,900, according to Realtor.com. That’s a decline of about 5.5% compared to Fall 2024.
The average sold price is currently hovering around $385,000, and the typical sale price per square foot has held steady at $305. But homes are staying on the market longer — median days on market has increased to approximately 87 days, signaling buyer hesitation and increased inventory.
Redfin reports that buyer demand has cooled slightly, with fewer bidding wars and more price drops occurring across several zip codes. Meanwhile, Zillow’s latest data puts the average home value in Pinellas County around $369,994, down 8.3% year-over-year.
