VA Aid & Attendance in Pinellas County: 2025 Guide from a Local Expert
Updated October 2025 • General information only — always verify details with a VA-accredited service officer.
For about three years, I worked hands-on with veterans and their families here in Pinellas County, helping them apply for **VA Aid & Attendance** benefits.
Many assisted living communities invited me to hold seminars on this topic — because families often had no idea how powerful this benefit could be for covering long-term care.
Today, I still collaborate closely with my long-time friend **Allan Cruickshank**, a VA-accredited service officer (independent, not employed by the VA).
Allan helps families understand what *really* needs to happen for claims to succeed — cutting through red tape and making sure no one falls through the cracks.
What Is Aid & Attendance?
Aid & Attendance is a **tax-free VA pension enhancement** that helps pay for assistance with daily activities like bathing, dressing, or mobility.
It’s often misunderstood — you don’t need to live in a nursing home to qualify. Many veterans use it to afford home care or assisted living while maintaining independence.
2025 Estimated Maximums:
• Single Veteran: ~$2,358 per month
• Married Veteran: ~$2,795 per month
• Surviving Spouse: ~$1,515 per month
*(Actual benefit depends on income, deductions, and care level.)*
How It Connects to Real Estate
Your real estate and assets can directly affect eligibility.
Proceeds from selling a home may count toward your net worth, but your **primary residence isn’t counted** while you still live in it.
The key is planning — Allan and I often guide families on how to structure sales, transfers, or caregiver arrangements to stay within VA guidelines.
Who Qualifies?
Basic eligibility includes:
- Active duty during approved wartime periods (with honorable discharge)
- Need for help with daily activities (ADLs)
- Income and asset limits within VA guidelines after allowable deductions
Veterans who meet these criteria but are unsure about documentation or medical proof should talk with a VA-accredited officer like Allan.
He walks applicants step-by-step through what documentation actually moves a claim forward.
Home Ownership Rules
The home you live in is exempt from the VA’s asset test.
But if you sell it, the proceeds may be treated as liquid assets unless used strategically — for example, toward care costs, accessibility improvements, or a new residence.
My role as a Realtor® is to help you plan that transition in a way that protects both your benefits and your financial future.
Why Many Applications Are Denied
Common reasons include:
- Medical expense deductions not fully listed
- Improperly documented assets or home sale proceeds
- Missing care statements or proof of need
- Incorrectly completed VA Form 21-2680 or pension forms
Client Story
A veteran in Clearwater thought selling his home would disqualify him. After reviewing his case, Allan confirmed we could apply the sale proceeds toward approved care expenses.
The veteran qualified and received monthly Aid & Attendance support without losing eligibility — proof that local expertise makes a difference.
💡 Pro Tip: Use a local expert. The VA’s national help line can’t tailor advice to Florida’s assisted-living landscape or your real estate timing.

FAQ — VA Aid & Attendance in Pinellas
Can I apply if I still live at home?
Yes. Many veterans use this benefit to afford home-based or part-time caregiver support.
Do I lose eligibility if I sell my home?
No — but the proceeds must be handled correctly. We’ll coordinate with Allan to structure it safely.
Does the VA pay the caregiver directly?
No. The benefit is paid to the veteran or surviving spouse, who then pays caregivers or the facility.
