Living in Greenhaven

Greenhaven is worth exploring if you want more room at home and prefer an established neighborhood within East Lake Woodlands. The houses offer space for everyday living, visitors and working from home, with outdoor areas that can make the backyard part of your routine.

A three-bedroom house here may offer generous shared living space and a large garage. A four-bedroom layout can provide more separation for guests, an office or a hobby room. Private pools and covered patios add another layer to the decision, especially if you expect to entertain or spend much of your free time at home.

The setting is a major reason buyers consider Greenhaven, but the individual property still leads the comparison. Backyard privacy, the direction of the afternoon sun, renovation quality and room arrangement can make two nearby homes feel very different.

📍 Where Is Greenhaven?

Greenhaven is in Oldsmar, Pinellas County, ZIP code 34677, within East Lake Woodlands. East Lake Woodlands Parkway is the main street reference, with homes also along Greenhaven Trail, Greenhaven Circle and Windrush Court.

For trips beyond the community, Tampa Road and McMullen Booth Road are useful surrounding corridors. Your exact route depends on the home, the appropriate community entrance and where you are heading.

That makes it worth testing the full trip during a showing. A destination that looks close on a map may require travel through the community before you reach the main road. Compare that with the privacy and residential setting you gain inside East Lake Woodlands.

Greenhaven is a distinct neighborhood within that larger community. When comparing homes elsewhere in East Lake Woodlands, keep each property’s association obligations, home style and included services attached to the address.

Homes, Layouts and Size

Many Greenhaven homes date to the late 1980s and early 1990s, with three- and four-bedroom floor plans and multiple bathrooms. Sizes can range from approximately 2,300 square feet to more than 4,300 square feet.

Around 2,850 square feet provides a useful size reference, but the floor plan should lead your decision. A larger house may include additional living areas, while another may devote more space to the primary suite, kitchen or guest rooms.

Look closely at how the kitchen connects with the family room and outdoor seating. Separate living and dining areas may be valuable if you entertain, work from home or want different spaces for different activities.

Garage space also deserves attention. Some homes offer three-car garages, which can be useful for parking, bicycles, tools or storage. Check the dimensions and actual usable space before assuming everything will fit.

If you prefer single-story living, establish that early. The number of bedrooms and total square footage do not tell you where the rooms are located or how easily you will use the house day to day.

Greenhaven Prices and What Supports Value

Prices can extend from the upper-$500,000s to around $1.25 million, with meaningful differences in size, improvements and property condition. A larger renovated home with an appealing pool area needs a different comparison from a house that still requires substantial updating.

I would look at the major systems alongside the finishes. Kitchens and bathrooms attract attention, but roof condition, windows, air conditioning and documented improvements can have a significant effect on the ownership budget.

The lot matters, too. Compare privacy, landscaping, backyard use and the relationship between the home and neighboring properties. A larger house is not automatically the better choice if another property offers a setting that fits your lifestyle more comfortably.

For sellers, the goal is to show why the home deserves its price. Clear floor plans, strong photography and a documented improvement history help buyers understand those differences.

Private Pools, Lanais and Backyard Privacy

A private pool can become one of Greenhaven’s strongest home features. It provides a place to relax, host visiting family or spend time outside without making a separate trip.

Look beyond whether a pool is present. Compare the covered seating, afternoon shade, enclosure condition and space for outdoor dining. Sliding doors from the living areas can make the patio easier to use, while bedroom placement affects privacy when guests are outside.

For a wooded or landscaped setting, consider both the view and maintenance. Mature trees can be appealing, but their relationship to the roof, enclosure and drainage should be reviewed.

If you prefer a home without a private pool, focus on how you would use the yard. Club swimming may be an option through an appropriate membership, but it should be evaluated separately from the home purchase.

⛳ Ardea Country Club: Golf, Tennis and Fitness

Ardea Country Club, at 1055 East Lake Woodlands Parkway, offers two golf courses along with racquet sports, fitness, swimming and social opportunities.

For a buyer who plays regularly, being in the surrounding community may be a strong reason to consider Greenhaven. A short trip to a round of golf, a court reservation or a workout can make those activities easier to fit into the week.

Review the club’s membership information for the access level that matches your interests. Golf, racquet sports, fitness, swimming and social privileges can depend on the membership selected.

Homeownership and club membership are separate decisions. Confirm availability, initiation costs, recurring dues and included privileges directly with the club before building those activities into your purchase budget.

Association Information and Community Access

The East Lake Woodlands association directory identifies Greenhaven within the larger community and provides a route to management information.

For a purchase, confirm all applicable dues, assessments and services for the specific home. Ask which obligations belong to the neighborhood and which relate to the broader East Lake Woodlands community.

Review exterior-improvement requirements if you plan to paint, change landscaping, replace fencing or alter the pool area. Understanding the process early helps you choose a house that fits both your plans and the community’s standards.

The community website also provides controlled-access resources. Check resident and guest procedures, delivery arrangements and the entrance you would normally use during your home search.

🛒 Groceries, Walmart, Lowe’s and Home Depot

Greenhaven residents can shop along the Tampa Road, East Lake Road and McMullen Booth Road corridors. The most convenient store may depend on the entrance you use and whether you are already heading toward Oldsmar, Palm Harbor or Clearwater.

The Home Depot — Clearwater2495 Gulf-to-Bay Boulevard, ClearwaterTools, building materials and home improvement

These are surrounding-area shopping options. Home Depot is a longer trip than the closer grocery corridors, so it makes sense to combine that stop with other Clearwater errands.

For everyday shopping, drive the route from the particular home. Include the community exit in your comparison rather than measuring only from the edge of East Lake Woodlands.

Restaurants, Movies and Shopping Destinations

Woodlands Square offers an Oldsmar shopping and dining destination outside the community. AMC Woodlands Square 20, at 3128 Tampa Road, provides a nearby-area movie option.

Craft Street Kitchen is another Oldsmar restaurant to explore. For a broader mall outing, Countryside Mall in Clearwater adds stores, dining and entertainment.

Greenhaven also gives you access to several different downtown settings. Safety Harbor offers Main Street dining and bayfront parks, while Dunedin and Palm Harbor provide other choices for restaurants and an evening out.

That variety can be useful when hosting visitors. You can spend one evening at home by the pool and choose a different downtown or waterfront outing the next day.

🌳 Parks, Trails and Places to Get Outside

John Chesnut Sr. Park

John Chesnut Sr. Park, at 2200 East Lake Road South in Palm Harbor, is a useful destination to the north. Its Lake Tarpon setting provides a different outdoor experience from Greenhaven’s residential streets.

Use the county’s official page to plan around the facilities and activities you want. It is an option for a longer park visit when you want to leave the home and club setting.

Sheffield Park

Sheffield Park, at 1923 Cutty Bay Court in Oldsmar, offers tennis, basketball, disc golf, a dog park, trails, a playground and outdoor exercise equipment.

It gives residents recreation choices outside a private-club membership. If you regularly use public courts or take the dog to a park, include this destination in your location comparison.

R.E. Olds Park

R.E. Olds Park, at 107 Shore Drive West, offers trails, playgrounds, picnic shelters, a fishing pier and a kayak launch.

The bayfront setting makes it an option for a picnic, a walk or time outside with visiting family. Check current facility conditions before planning a specific activity.

Mobbly Bayou Wilderness Preserve

Mobbly Bayou Wilderness Preserve, at 423 Lafayette Boulevard, provides trails, a fishing dock, a kayak launch, a dog park and outdoor exercise features.

It adds a natural setting to the list of outings available from Greenhaven. These public parks complement the neighborhood and club options rather than being amenities included with the house.

Gyms and Staying Active

Ardea’s fitness and racquet facilities are worth considering if club membership fits your plans. Confirm the privileges attached to the membership you choose.

For another fitness option, the John Geigle YMCA, at 4550 Village Center Drive in Palm Harbor, is farther north along the East Lake area.

Public park trails and outdoor exercise equipment provide additional choices. The best routine depends on whether you prefer workouts close to home, classes at a set time or activities combined with your commute.

Schools Serving Greenhaven

Schools to verify for a Greenhaven address include:

School levelSchool
ElementaryForest Lakes Elementary
MiddleCarwise Middle
HighEast Lake High

Confirm the assignment for the specific property through Pinellas County Schools. School assignments, application programs and transportation arrangements should be checked before making a purchase decision.

If school travel will be part of your daily routine, test the route from the house, including the community entrance and exit.

Tampa, Airports and Everyday Travel

Greenhaven offers access to both Pinellas County destinations and northwest Tampa, but your route begins with the trip through East Lake Woodlands.

For Westchase, Town ’n’ Country and other northwest Tampa destinations, Tampa Road and the West Hillsborough Avenue corridor may be useful. For airport and Westshore trips, compare that route with travel toward McMullen Booth Road and the Courtney Campbell Causeway.

Trips toward St. Petersburg and St. Pete–Clearwater International Airport take you farther south through the mainland road network. The best route depends on your departure time and destination.

DestinationApproximate driving time
Surrounding grocery and dining corridors10–20 minutes
Countryside Mall15–25 minutes
Downtown Safety Harbor15–30 minutes
Downtown Palm Harbor20–35 minutes
Downtown Dunedin25–40 minutes
Westchase area20–35 minutes
Tampa International Airport30–45 minutes
St. Pete–Clearwater International Airport30–45 minutes
Downtown Tampa40–60 minutes
Downtown St. Petersburg45–65 minutes

These are general planning estimates, not live route measurements. All times are traffic dependent. Test your normal commute from the actual property before choosing a home around a driving-time estimate.

Gulf Beaches and State-Park Days

Greenhaven provides an inland home base with Gulf beaches available for a separate outing. Honeymoon Island State Park combines beaches and nature trails, generally about 30–45 minutes away depending on traffic.

For Caladesi Island State Park, plan for boat or ferry access as well as the drive. The ferry departs from Honeymoon Island.

Clearwater Beach is another choice, generally about 35–55 minutes away. Busy beach periods and parking can add time. For a shorter outdoor break, the Lake Tarpon and Oldsmar park options may fit the afternoon more easily.

Flood Information, Insurance and Property Costs

Check flood information for the exact Greenhaven property through the Pinellas County Flood Map Service. Review evacuation information separately through Know Your Zone.

A wooded setting, pond view or neighboring property’s designation does not establish the home’s flood risk. Available elevation information, property history and insurance quotes belong in the comparison.

For an established home, review the roof, windows, electrical system, plumbing and air conditioning. Tile-roof condition, pool equipment and screen enclosures may also be meaningful maintenance items.

The Pinellas County Property Appraiser provides parcel research and tax resources. Estimate your ownership costs using the purchase situation, applicable association charges and insurance quotes rather than relying on the seller’s existing tax bill.

Compare Nearby Communities

Boot Ranch Eagle Watch offers another single-family setting near the Tampa Road and East Lake Road area. Compare the available homes, outdoor space and association details.

Berisford, within Lansbrook, is a Palm Harbor comparison for buyers interested in established larger homes.

Devonshire provides another Lansbrook option when comparing home layouts, pool properties and the East Lake area.

Prices can overlap, but the community experience differs. I can help you compare the actual houses, included amenities, optional memberships and total ownership costs rather than treating all larger homes as interchangeable.

Buying or Selling a Home in Greenhaven?

If you’re buying, I’ll help you compare the home’s layout, renovation quality, backyard and ownership costs. We’ll also review the association information and any club membership you want to pursue.

If you’re selling, your marketing should explain what makes your Greenhaven home stand out. A useful floor plan, private outdoor setting, three-car garage, documented updates or an appealing pool area each deserves accurate details and strong photography.

I cover a pre-listing four-point inspection and bank-certified appraisal to help identify concerns early and support the pricing conversation before your home goes on the market.

Schedule a 30-minute call to discuss buying or selling in Greenhaven. If the right home isn’t available, set up MLS listing alerts to follow new opportunities.
